The City of Pleasant Valley Planning Commission will re-convene on Wednesday, January 21, 2009 at 6:30 p.m. to consider an application for a re-plat of part of Lot 53 and  Lot 54; Tracts 1 & 2 of Ravena Gardens.

 

Tract 1: Part of Lot 53 and part of Lot 54, Ravena Gardens, a subdivision in the City of Pleasant Valley, Clay County, Missouri, described as follows:  Beginning at the Southeast corner of Lot 53, Ravena Gardens, a subdivision in the City of Pleasant Valley, Clay County, Missouri; thence N89°51’02"W, along the South line of said Lot 53, a distance of 90.04 feet to the Southwest corner of a Tract of land described in Book 2382 at page 244; thence N00°03’34"E, along the West line of said tract of land, a distance of 280.24 feet to the Northwest corner of said tract of land; thence S89°55’20’E, along the North line of said Lot 53, a distance of 90.00 feet to the Northwest corner of said Lot 54; thence S89°51’56"E, along the North line of said Lot 54, a distance of 97.01 feet; thence S00°01’23"E, a distance of 280.15 feet to the Southwest corner of a tract of land described in Book 2171 at page 50; thence N89°59’06"W, along the South line of said Lot 54, a distance of 14.00 feet to the Southeast corner of a tract of land described in Book 3109 at page 940; thence N00°04’20"W, along the East line of said tract of land, a distance of 180.99 feet to the Northeast corner of said tract of land; thence N89°47’36"W a distance of 82.98 feet to the East line of said Lot 53; thence S00°03’05"W, along said East line, a distance of 181.27 feet to the point of beginning, containing 37,405 square feet, more or less.

 

Tract 2: A tract of land in Lot 54, Ravena Gardens, a subdivision in the City of Pleasant Valley, Clay County, Missouri, described as follows: beginning at the Southeast corner of Lot 54, Ravena Gardens, a subdivision in the City of Pleasant Valley, Clay County, Missouri; thence N89°59’06"W, along the South line of said Lot 54, a distance of 82.51 feet; thence N00°01’23"W, a distance of 280.15 feet to the North line of said Lot 54; thence S89°51’56"E, along the North line of said Lot 54, a distance of 82.97 feet to the Northeast corner of said Lot 54; thence S00°04’14"W, along the East line of said Lot 54, a distance of 279.98 feet to the point of beginning, containing 23,173 square feet, more or less.
